LAKEWOOD, Colo. - ColoradoDesk -- According to Peter Wassileff, realtor with HomeSmart Realty, the inventory of available homes currently for sale is extremely low. The pandemic has caused closures and stay at home orders along with public fears for their health. There are many homeowners who would like to sell now but are uncomfortable with dozens of people coming through their home for showings.
Peter has found that the pandemic has changed the way many people live, work, and attend school. For many, their current home no longer meets their needs. Many now have a need for either a home office, a gym, an entertainment room, a larger yard, more space, or looking to move to areas with less congestion. This change coupled with historic low interest rates has caused a surge in buyers looking to buy homes.
The National Association of Realtors last year released an article showing that a large percentage of home buyers are writing purchase contracts sight unseen. This is more normal now with so many photos and videos available online. People are buying cars the same way.

Peter believes homes may be worth more now than they will be over the next several years due to the pending economic concerns. Many homeowners are asking why not sell for a high price while home values at still at their peak. However, homeowners are concerned about many people coming through their house. Peter's solution is to use the so called COVID Home Sale with few showings. Peter puts together a detailed description of your property, takes professional photos and videos including drone and a floor plan for buyers to review. Peter then uses a target market approach to attract the most likely buyers. Buyers will do the research on the property, view all the photos and videos, and drive by the home. Based on this, they will write an offer- the so-called curb offer, complete with proof of funds and a loan pre-approval letter. The offer is contingent on an inside inspection of the home. Once the sellers and buyers agree to price and terms, then only 1 person (or the best offers) would come through the home for an inspection to see the inside of the home.
