While many agents simply put a property on MLS and wait, one local agent is distinguishing himself by actively seeking those listing that have – for whatever reason – fallen by the wayside. Using a complex marketing strategy, these properties often are sold for OVER the listing price in record time.
FORT WORTH, Texas & DALLAS - ColoradoDesk -- Conner Nielsen, one of the premier real estate agents in the area, has made a name for himself through his "Target Marketing" advertising approach to sales and customer service. He is building on that skill set, created through comprehensive study of trends as well his intuitive ability to match customers with the perfect property, to tackle the untapped area of Expired Listings.
Unlike many agents, who shy away from what are deemed "difficult-to-sell" land or homes, Conner seeks out such properties and through his unique marketing techniques is able to match buyers and sellers in record time, thus capitalizing on what is inarguably one of the hottest real estate markets in history. Many of these listings have simply fallen by the wayside and Conner's strategy in this niche market is one of versatility; he finds success through his careful study of the property, the surround area as well as his clients' needs.

While very few agents seek out Expired Listings, not only does Conner actively cultivate them, he doesn't limit himself to one type of property, thus displaying the same competence and careful preparation whether he is selling acreage, a single family home or an investment property. Conner's strategy centers around not simply researching the property or land's unique features, but he also takes a targeted approach, finding buyers whose interests and lifestyles meld perfectly with the listing in question. Using online as well as traditional media, Conner plays an active role in not only marketing the property, but narrowing the buyer pool, resulting in a quick sale for the highest possible price.
When asked why he pursues listings that are deemed "undesirable," Conner said: "As an agent, it is important for me to be versatile and I have discovered that this small share of the market is an untapped gold mine that compliments my marketing strategy. I have taken on listings that other agents have failed to sell that have been on the market for months – and in some cases – for over a year, and have sold them in a matter of hours over the listing price. Earlier this year for example, I sold a house in Lake Tawakoni, a community about 50 miles east of downtown Dallas, that had been on the market for six months and had not received a single offer. Because this area is known for its bass fishing, I marketed to people who receive Bass Pro Shop magazines and sure enough, that is exactly the kind of person who bought the property. Another recent example is a five-acre parcel of land that the seller thought was unsalable, because his broker had allowed it to sit on the market for over a year. The property was in a flood zone, surrounded by junk yards and not only did I sell it in three days, I also sold it OVER the list price. These examples are just a few of my successes and I truly believe with the right marketing strategy, any listing can be sold in a timely fashion for the most money possible.

This is good news for home, land or other property owners who feel like their current agent has forgotten about them because the listing is not deemed an "easy" or "straightforward" sell. Finding an agent who understands that there is a buyer for every listing and who has the skills to target the right buyers will allow you to net the most from your property in the shortest time possible.
