Colorado Leading the Way: New Study Finds Land Use Reforms, Many of Which Colorado Has Already Taken, Popular Especially Among Seniors

DENVER ~ A recent study conducted by AARP and Pew has shed light on the housing challenges faced by aging Americans. The study, which focused on a number of housing reforms, examined their popularity and impact on the housing needs of older individuals.

According to the study, Colorado has been identified as the best state in the nation for retirees to live out their golden years. This is due to the fact that many of the housing reforms that have been implemented in Colorado are widely supported and have proven to be effective in addressing the housing challenges faced by older Coloradans.

Governor Jared Polis expressed his pride in Colorado's efforts to lead the nation in this area. He stated, "This study shows that housing reforms we have already taken here in Colorado are broadly popular, will help increase housing supply, and help address the housing challenges faced by older Coloradans. I am proud of our nation-leading work and I look forward to continuing these efforts to build more housing now, save Coloradans money, and increase options allowing Coloradans of all ages to live where we want."

The study found that land use reforms, many of which have already been addressed or proposed in Colorado, are widely supported across various age groups. However, they are particularly popular among seniors. In fact, 82% of individuals surveyed who are 65 years or older support allowing more housing near transit and job centers. This reform was signed into law by Governor Polis in May 2024 through HB24-1313 - Housing in Transit-Oriented Communities.

Other popular reforms among seniors include allowing dorms and affordable housing on college or church land (supported by 79% of those surveyed), commercial to residential conversions (supported by 82%), simplified and faster permitting (supported by 88%), and allowing apartments over garages and in backyards (supported by 66%). Governor Polis has also taken executive action to speed up grant and loan approval for housing, and has signed a law allowing Coloradans to build Accessory Dwelling Units.

With these reforms in place, Colorado is leading the way in addressing the housing needs of aging Americans. The state's efforts have not only been recognized by AARP and Pew, but also by its own residents who support these reforms and their positive impact on the community.
