DENVER - ColoradoDesk -- Peter Wassileff, real estate broker with HomeSmart, shares his marketing strategy to sell a home for more money. Peter reports that most homes are sold with limited marketing by only listing it on the Multiple Listing Service and installing a for sale sign in front of a home. This passive approach does not attract the most opportune buyer that is willing to pay the most amount of money for a home and in some instances, especially in higher priced, luxury homes, resulting in a home not selling at all.
Peter has found that the best approach today requires a special target marketing approach to get it in front of the most opportune buyers willing to pay an owner the highest price. Target marketing utilizes a multi-media, multi-step online and offline marketing approach directly to the most likely buyer. Peter determines who is the most likely buyer for a home based on the amenities and features of a home along with its location and price range. Peter notes that luxury homes have specific amenities and features that the owner fell in love with when they first bought the property. Those features must be exposed to someone that will love them just as they have over the years," says Peter. As a Premier Luxury Marketing Consultant, Peter markets luxury and other properties based on the unique amenities that make the property one of a kind. This target marketing approach can find the ideal, most opportune buyer for whom the property is a perfect fit. By finding that targeted buyer, the home can sell for a much higher price and net the homeowner a higher profit.
