Denver Apt Pro's unit-level data from 127 apartment communities shows Aurora about $450 a month cheaper than Denver proper for a one-bedroom.
DENVER - ColoradoDesk -- Denver Apt Pro, a free bilingual (English/Spanish) apartment locating service, today published its October 2026 rent data for the Denver metro area, based on 4,447 available units at 127 professionally managed apartment communities pulled on October 4, 2026. Key findings (median advertised monthly rent): - Studio: about $1,655 - 1 bedroom: about $1,980 - 2 bedroom: about $2,650 - 3 bedroom: about $3,125 By city, the median one-bedroom is about $2,139 in Denver proper, $1,690 in Aurora, $1,677 in Lakewood and $1,905 across other Denver-metro suburbs. The median two-bedroom is about $2,975 in Denver, $2,382 in Aurora and $2,315 in Lakewood. About 71% of the communities in the data were advertising a move-in special on October 4. Aurora (88%) and Lakewood (80%) had the highest share, and Denver proper had 67%. "The number on the website is often not what a renter actually pays," said Juan David Rodriguez, the locator who compiled the data. "A special like six weeks free on a 12-month lease works out to roughly 12% off the year. I compare effective rent, not just the advertised price, because that is where renters save money." Method and limits: Figures are advertised asking rents for units available the week of October 4, 2026, at larger professionally managed communities. They do not include single-family homes or small landlords, and prices change weekly. Groups with fewer than five communities are not published.
